Tenants Fee

 

When you have agreed on the property of your choice, Nicholls Residential will provide you with a Tenant Information Sheet also known as a Tenancy Application form. This helps explain not only the next stages of your application but any fees which will be due before you sign your Tenancy Agreement and any fees which may become payable during and after the tenancy. This will also include confirmation of the agreed rent and the security deposit.

Below is a list of our current tenants charges and fees:

 

TENANCY SET UP FEE (1ST CLIENT):-     £300 INCL VAT

GUARANTOR FEE:-     £90 INCL VAT

 (Referencing)

 

PERMITTED OCCUPIER:-     £90 INCL VAT

(Referencing, Right to Rent Check)

 

CHECK OUT FEE:-     £114 INCL VAT

(A Detailed comparison of the condition of the property pre and post the tenancy)

 

CHECK IN FEE:-     £90 INCL VAT

 (Additional visits to the property, for example to take measurements or to show property to relatives, informing all energy suppliers and other stakeholders of the new occupants, accompany tenants to property on move in day, if required)

 

RENEWAL FEE:-     £58.80 INCL VAT

(Negotiating new rent, drawing a new Tenancy agreement)

 

END OF TENANCY CLEAN ----- THE COST VARIES DEPENDING ON SIZE OF PROPERTY

FOR EXAMPLE  1 BED FLAT £168 INCL VAT,  2 BEDROOM HOUSE £210 INCL VAT

(We use this money to professionally clean the property at the end of the tenancy and return it as it was at the beginning of the tenancy).
